Minimum eligibility requirements
Meet the requirements below to apply to the CR Equity AI Broker Program. If all 6 apply to you, you're ready to register. Meeting these requirements does not guarantee approval.
- Age 18 or olderYou must be at least 18 years old and legally able to enter into a binding referral agreement.
- Licensed or active CRE professionalHold a current real estate broker/salesperson or mortgage license in good standing, or work professionally in commercial real estate finance.
- U.S.-based with a valid tax IDHave a valid U.S. Social Security number (SSN) or Employer Identification Number (EIN). A completed W-9 is required before any referral fee can be paid.
- AML / KYC identity verificationProvide your legal name, business email, mobile number, and a valid government-issued photo ID. CR Equity AI will conduct KYC identity verification and OFAC/sanctions screening as part of the registration process. Incomplete information or an unsuccessful screening may prevent your broker account from being approved.
- Access to CRE deal flowSource, advise on, or have access to commercial real estate transactions that may be referred for financing or equity.
- Agree to program termsAccept the Third Party Originator (TPO) Agreement, Third Party Origination Guidebook, BSA/AML compliance obligations, and other Program Documents presented in the broker portal.

04 — Compensation
How broker compensation works
You earn compensation when an eligible referred transaction funds. Not every referral results in compensation. Your applicable compensation depends on the transaction type and the executed broker agreement.

Compensation disclosure requirements
- All broker compensation must be disclosed in a written, borrower-signed fee agreement delivered no later than term-sheet issuance and reflected on the settlement statement.
- No undisclosed side compensation or fees collected outside closing.
- A borrower may not be charged a broker fee on a loan that does not close unless a separate signed engagement permits it.
- Charging above the applicable cap constitutes an event of default under the applicable broker agreement.
When you get paid
- Compensation is earned only when the applicable loan funds and is paid at closing from settlement proceeds. CR Equity AI does not advance broker compensation.
- For referral transactions, referral compensation is paid upon collection rather than upon commitment.
- Compensation may be subject to clawback or setoff under the applicable broker agreement, including circumstances involving early payment default, rescission, repurchase demand, misrepresentation, or fraud.

The Non-QM broker program is the full TPO / broker portal under the Third Party Originator Agreement for professionals who submit deals, track pipeline, and earn broker or referral compensation. The affiliate program is a lighter referral track with its own dashboard and commission schedule.
Approved brokers can refer eligible business-purpose deals across CR Equity AI programs, including purchase, fix and flip, refinance, construction, bridge, DSCR, and related investor financing. Product fit depends on the file, guidelines, and underwriting.
Before eligible compensation can be paid, complete tax and payout setup as required in the portal, including a W-9 with your U.S. SSN or EIN and bank details when requested. Your legal name should match your identification and applicable license.
Yes. Once your broker account is active and Program Documents and AIVAA™ subscription conditions are met, you can open a new referral the same day. Approval is not guaranteed by meeting the minimum eligibility requirements alone.
Broker origination fees are capped at up to 2% of the loan amount, administrative fees at $500 (loans up to $1M) or $1,000 (above $1M), and bare referral transactions use a 50/50 Net Profit split in lieu of those fees. All broker compensation must be disclosed in a borrower-signed fee agreement by term sheet and on the settlement statement.
