CR Equity AI is a business-purpose lender — we finance real estate investors, not homeowners. Our borrowers are entrepreneurs, operators, developers, and investors who treat real estate as a business.

Can I get a loan as an individual or in my personal name?

Accepted Answer

No. CR Equity AI lends to entity borrowers only — every loan closes in the name of a legal entity (an LLC, LP, corporation, or trust). We do not lend to individuals in their personal capacity.

Can I live in a property I finance with CR Equity AI?

Accepted Answer

No. CR Equity AI finances investment property only. A financed property may not be occupied as your primary residence or second home, and residential owner-occupancy is not permitted.

Can a foreign national or ITIN investor get a loan?

Accepted Answer

Yes. Foreign nationals, ITIN holders, and non-permanent residents are eligible across our real estate loan types — Purchase, Fix & Flip, Refinance, Construction, and F.L.E.X. 50™. LTV is based on experience and may be reduced based on final underwriting; additional documentation may be required. Business financing is a separate product and is not included in this path.

No. You do not need a U.S. credit score, and you do not need a Social Security number. What you need is real estate investment experience, verifiable capital, and a clean, well-documented file.

Yes. The CR Equity AI First-Time Investor Program is designed for borrowers with limited or no prior verified investment property track record. It trades a modest reduction in leverage for a path into the market.

Required documents typically include bank statements, a Personal Financial Statement for each guarantor, verification of funds, government-issued photo ID, entity formation documents, a purchase contract in the borrowing entity name, insurance evidence, and title commitment materials. Additional items may be requested by program and asset class.
